| Park Conditions and Rules |
|
The following rules of occupation are for the good management of the
park and the benefit of all who use the park.
The rules have not been compiled to place unnecessary restrictions on residents,
but rather to ensure that they may reside peacefully in unspoilt surroundings.
We are sure that, provided the rules are accepted in the right spirit, our park
will continue to be a happy park.

1. Transfer of Home.
The lodge can be transferred as per your
Licence Agreement with the commission being 10% (plus Value Added Tax) on the
first £50,000.00 and 5% on anything over £50,000.00 (plus Value Added Tax).

2. The Condition of the
Home. Homes must be kept in a
sound and clean condition, the decoration and external colour must be maintained
to the satisfaction of the Park Owners.
No external alteration of or addition to the home or pitch is permitted without
the written permission from the Park Owners. |

3. Condition of
Pitch. Occupiers should
maintain the plot allocated in a clean and tidy condition.
The underneath of each home is to be kept clear and not used as storage space.
To enable the Park Owners to conform to the conditions attached to their site
licence issued by the local authority.
No inflammable or explosive substances may be kept on the occupiers pitch.
Public places and paths should not be littered in any way. All domestic waste
to be placed in the rubbish skips or recycling bins. All electrical appliances
to be disposed of off park.
Trees may not be lopped, felled or removed without the Park Owners consent.
The planting of trees, shrubs or the creation of gardens is also subject to the
Park Owners written approval. No fences are allowed.
All lodges must have a valid Gas and Electric safety test certificate. The
occupier is responsible for the sewage from ground level upwards, for electric
from the incoming side of the fuse box, water from the meter onwards and for the
gas from the meter onwards (where applicable). |

4. Liability & Insurance.
The Park Owners and his employees
and agents shall not be liable whatsoever for loss or theft of, or damage or
loss to, or theft from, any lodge or other vehicle or property whatsoever.
The occupier also agrees and covenants to insure and keep insured the lodge and
its contents with a member of the association of British Insurers against loss
or damage by theft, fire, storm and tempest and liability to any third party,
and such other risks. The Park Owners will require a copy of a valid insurance
certificate for each lodge on the park.

5. Vehicles.
Max. Speed on the park is 5mph. No vehicle on
Croft Bank Holiday Park may be driven by any person who is not in possession of
a current driving licence and insured to drive the same. No person shall drive
any vehicle on Croft Bank Holiday Park whilst under the influence of drugs or
alcohol. Cars must not be left on the park whilst the owners are away without
prior notice to the park owners.
Commercial vehicles of any size may only be brought on to the park with the
prior consent of the Park Owners. |

6. Nuisance.
No occupier shall do or permit to be
done anywhere on the park any act or action which may be or become a nuisance,
damage or annoyance or inconvience to the Park Owner or to the neighbours or
occupiers of any other lodge on the park or to any adjoining or neighbouring
property and shall not use or permit the lodge to be used for illegal or immoral
purposes.
Musical instruments, record players, radios or other appliances and motor
vehicles must not be used to cause nuisance to others, especially between the
hours of 10.30pm and 8.00am.
7. Pets.
Maximum of 2 dogs per lodge are
allowed. Dogs must always be kept on a lead and not allowed to wander on the
park even around your own lodge and all dog foul must be cleaned up by the dog
owner. Dogs must not be exercised on the park. Dangerous, unruly and noisy
dogs will be asked to leave the park by the management. All other pets with
owner’s written permission. |

8.
The lodge is for use by yourselves and your family only and not for commercial
letting, on no occasion shall the lodge be used for sleeping more persons than
specified number of beds. No persons under the age of 30 shall occupy the lodge
for more than 30 consecutive days without written permission of the Park Owners. |

9.
No ball games allowed (i.e. football/tennis/cricket) and no kite flying
allowed. The play area must not be used after dark. |

10.
Mail will be left in the launderette at your
responsibility. The Croft Bank Holiday Park address must not be used to apply
for credit or as a registered address for official mail. An emergency (999)
only telephone is located in the launderette. |

11.
No clothes lines or posts are allowed, only rotary driers. (Please ask prior to
installation) and these must not be left out overnight. |

12.
External storage boxes must be of the approved make, model and colour and only
in the position approved by the Park Owners.

13.
Barbecues are permitted but please take care
not to provide a nuisance for your neighbours or a fire hazard to
all.
These park rules are to work in with the BH&HPA Licence agreement.

N.B.
These Park rules, although fairly comprehensive, do not cover every eventuality
that may arise. Therefore please telephone us or call in at the office if you
have any queries over anything mentioned or not. |
